Build on your land
If you own the land, start with the land. Without public sewer and water you'll need a septic system and a well, and the soil has to pass a test for the septic. Zoning sets what you can build where. A builder who works on owners' lots can walk it with you before you pay for plans.

Know your land first
- Survey and deed. Your boundaries, and any easements or deed restrictions.
- Sewer and water. No public sewer means a septic system and a soil test, called a perc test. No public water means a well.
- Zoning. The town's code office can tell you setbacks, height limits and the permits you'll need.
- Power and driveway. How far it is to the nearest utility pole, and where the driveway goes, can add real cost.
